Maybe people are willing to pay extra to have a health club, pools, tennis, pickleball, clubhouse, dozens of clubs, wood shop, crafts, billiards, bar and grill, and a golf course. Apparently they are.

Yeah, the HOA nonsense can be annoying. So far it has been a nothing burger for me.

The $300/month is a fair price for all we get. It is really nice. It's just not really our cup of tea. Houses are about 15' apart (12'🤣), every one is watching your every move and rumors of your business fly through like wildfire. It's just a little too 'close'.

But, did they not already pay for such things in the pricing of the houses bought?? From my POV, they did. Any maint. fees should already be in the bank for them.

Congrats Steve. Just curious but are the buyers required by law to wait 3 days or do they have the option of signing off before 72 hrs? Is this wait strictly for the HOA agreement or is it 72 hours for anything?

This contract gives them 72 hours to get a home inspection with an option to void after inspection report.

sdandrea1 Interesting. The house I bought in Las Cruces did not stipulate time and did 2 inspections--one after the seller fixed a few things, plus a solar panel inspection they had to fix. The last inspection was done the day before closing. When I bought my house in VA, sellers did not have to tolerate inspections, serious seller's market then.

Plan to list my VA home next April. Keep watching your effort.

In recent years the inspection has come to be seen as another negotiating opportunity.
We politely told our last three buyers ahead of time that we were not going to do that. We were okay with the inspections but not going to let it become stupid.

The last one went stupid. I just met the perspective buyes, their realtor and the inspector. I have a much better feeling this time.

Inspection done. Haven't seen the report yet, but the realtor said they only had one concern. There's a small condensation leak in the gas furnace (some rust in the drain pan). We're having it investigated on Friday. They love the house and really want to get it, so this might go through.

All contingencies removed. We're under contract. Closing 17 Jan.

NO!

So here's my life for the next 3 weeks:
1.Pack up more of our belongings
2.Entertain all of my local VA family on Christmas Eve/Day

Drive to Florida
House/entertain ALL FOUR KIDS/SPOUSES AND 10 GRANDKIDS FOR A WEEK
Drive back to VA.
Finish packing house
Work with movers to get all our shit in storage
Finish choosing all the details for the new construction.
Close on VA house.
Drive back to Florida.
Get FL house ready to list, sell
Repeat much of the above......

Then when Florida house sells:
Pack, store, find a rental in VA while new house gets built.

Golf? Maybe........
