My wife inherited some acreage that has a couple of dwellings on it. One of them was/is "rented" by a very volatile and strange guy who suffers from a traumatic brain injury. So, she inherited property and him.
This guy is coming up on being 4 months behind on rent. His personal electricity usage is more per month than what we charge him to continue living there during the winter months.
If you talk to him he gets incredibly defensive. The last contact was that he was out of town and would deal with us when he got back. He works out of town on various assignments. For some reason he believes if he's out of town his rent doesn't have to be paid.
We'd love to shut the electricity off but there's laws against that. The dwelling he lives in isn't in his name although he allegedly bought it from my wife's grandfather. That dwelling is legally in my wife's grandmother's name.
If anyone has ever dealt with a situation like this, I'd love to know how you remedied this. We want our money but would settle for him being off the property.
