darpar I don't for many reasons, however I do offer them when I sell a house (sold 6). In my final home and the seller paid for 1 yr Home Warranty (I did not extend). The realtor's home inspector I used ended up not being the greatest, missed that the gas stove igniters were bad in the oven and smaller side oven (48 inch Thermador).
Granted, I'm not in the larger metroplex you are, when I called Home Warranty service (First American Home Warranty) they gave me mixed messages, had to then use the on-line service. Small things, The hard part was finding a company that accepted First American--I had to find the company--none in Las Cruces. Company that came from 50 miles away, was great but waiting for the approval once they determined the issue was time consuming. Repair company would not order parts until approved. I did not want to pay myself as First American will not guarantee payment until their people review the proposal.
Ended up about 1 month to replace igniters on a gas stove, which I now know is routine service. I paid the $85 First American fee. Not sure worth the hassle. Plus, at the mercy of companies that accept warranty work. I did not have to pay the initial visit fee the company charges to drive from EL Paso, but would have used a local anyway if on my on.
First American is not $8/month, more approx $50/month
